How to spot roofing problems
Roofing problems aren't always obvious from inside or outside your home. Some signs are visible from ground level, while others become apparent indoors.
- Water stains: discolouration or damp patches on ceilings and upper walls may indicate water ingress.
- Visible damage: slipped, cracked or missing tiles may leave parts of the roof exposed to the weather.
- Guttering issues: overflowing or visibly damaged gutters can be a sign that your roofline needs attention.
- Changes after bad weather: check for new signs of damage from a safe position on the ground after strong winds or heavy rain.
Never climb onto a roof to inspect it yourself. If you notice something concerning, arrange a professional assessment.

What to do if your roof leaks
Discovering a leak can be worrying, particularly during heavy rain. The priority is to keep people safe and limit damage inside your property while arranging professional help.
1. Protect the area
Where safe, move belongings away from the water and use a suitable container to catch drips.
2. Keep clear of hazards
Stay away from sagging ceilings, water near electrical fittings and any unsafe areas. Never climb onto a wet or damaged roof.
3. Arrange an assessment
Describe where the leak appears, when you first noticed it and whether it worsens during rainfall.

Should you repair or replace your roof?
A roofing problem doesn't automatically mean you need a new roof. The right approach depends on the condition of the existing roof, the extent of any damage and whether the underlying problem can be addressed with a repair.
When a repair may be suitable
Localised damage or an isolated problem may be repairable without replacing the entire roof. An assessment helps establish the likely scope of the work.
When replacement may be worth considering
Widespread deterioration or recurring problems may call for a more extensive solution. The roof's condition and available options should be assessed before deciding.
Avoid making a decision based on one symptom alone. A roofer can assess the problem and explain the options appropriate for your property.
